Advantages of mezzanine loans?

| Are there any folks here who have some understanding of mezzanine loans? I am in the process of trying to learn more about this type of financing at the moment and I would like to hear your opinions about the advantages of mezzanine loans. If you know of any, please post them up! |

| I am based in Hong Kong myself, and I have witnessed an enormous increase in the use of mezzanine finance myself over the last period. I think that this is due to the global financial meltdown, and the Asian meltdown before that, among other factors. A big advantage is that mezzanine finance is often easier to obtain than traditional finance. |

| That is right - I agree with that point, and even more so when it comes to the real estate sector, although this is not a sector that is mentioned a lot or one that you would think about immediately when hearing the term mezzanine credit. Besides, mezzanine credit often turns out to be more flexible than other financing options. |

| Where do you get the idea from that mezzanine financing is more flexible than tradition financing solutions? My experience tells me that mezzanine financing is quite rigid. Typically a mezzanine loan runs for five to seven years, and the amounts are all very similar as well. Please clarify your opinion. |
