I am planning of keeping my tenants deposit. The tenants left after we gave them several notices of late payment. However, they were due to leave in one month but did not hand over possession until two more months. Can we claim the rent for those two months? They are now trying to claim back their deposit through the local authority, which I have not repaid because the property was left in a terrible condition. What should I do? And are there any tax relief's on rented properties?

First, there are no tax reliefs on rented properties. Second, the tenants are not obliged to pay rent until the end of the period as you had served notice. If it had been the tenant serving notice then they would have to pay rent for it. About the damage, I think you should have a claim provided you have a check in and check out inventory to support that your tenants did the damage. You should also get receipts for items you purchased to do the repairs. You would also need some evidence like photos that the work was done. However, you cannot charge them for improvement. If you have all that, make a claim at court and do not give them their deposit.
