I have been working for several years in a very successful company, and I have accumulated a lot of money. I would like to finance investment property as it seems like a great opportunity to make some money. However, since I am new at this, I would like to know how to do it the best way. If anyone could give me some advice, that would be great.

Investment properties are indeed a really good chance for anyone willing to become a landlord and enter some risks. There are several ways to make your financing and I will shortly describe you two of the most common. First, you can get certain sum and invest it into one property, and do it in cash. That is a common way, and a bit safer than the second one. Depending on the appreciation of the house value, profits are not large, but are steady. However, you can also get several mortgages and invest it into several properties. Because of the leverage, they will accumulate and amount to a much, much larger sum. For example, if you finance around 90% of the investment property and have standard costs along with mortgage covered by the rent money, you will receive a profit on your down payment (10% of the value), which will increase it by several times.
