What you are asking is whether there is some general term for such control mechanisms that oblige you to treat a property one way and that can be enforced upon you. The name for it is covenant and generally it is a set of rules you need to follow in order to avoid any legal consequences for mishandling a property. However, not all covenants are legal, and discriminative, as well as restrictive covenants, that is such covenants that make your position unequal at the very start are an example of it. Such covenants are generally made by any of the parties involved in a particular deal.

Covenants are generally any agreements between two or more parties. Indeed, anything could be called a covenant if it is a sort of a promise made by one person to the other. In that sense, even trivially, a vow by my housekeeper that she will come every day to clean my house can be called a covenant. In more strict and interesting sense, it is a call for doing a competent job of a property maintenance and it can be both legal and illegal. In the latter sense, it is any covenant that goes contrary to any actual law.

I agree with the previous comments, but I would like to add something about one specific type of land covenant - conservation covenants. When it comes to conservation covenants, you should know that they actually represent the protection that will be given to your land, for example, if there is something naturally valuable to protect. There are Trusts that ensure any activity will be strictly controlled in a covenant are. Now, for a stock issuer, since the stock is usually protected, activities vary. For example, your land may be grazed if that is what suits the are.
