Hi. I am about to buy a property that is just over the Stamp Duty threshold. Before being renovted at had a value below that threshold, but in any case I am now being told that I have to pay around nine Grand in Stamp Duty!!! There must be some way to lower this Stamp Duty liability... Can you tell me how?

Not much hope there for you I am afraid! The only thing you can do to lower the Stamp Duty in your case - though very unlikely to reduce it below the threshold - is to deduct the cost of Chattels. Those are, in case you did not know, carpets, light shades, kitchen objects, curtains... you know, that kind of thing. If you are clever you could reduce the value by around £10,000!
