Market as a whole depends on the financial state of its parties. Simply put, when economy is failing, so do many companies, and so does the confidence in them. For now dangers of bankruptcy are real. C loan is indeed, in terms of those who can make it, ranging from 580 to 619 FICO points (c-loan being a commercial loan). Now, it seems that you should know that if there was a bankruptcy, there has to pass at least a year with positive financial results before you can apply for it.

The mortgage system works as any loan. You need to have enough money to make a deposit, and good enough salary to follow up with the payments. With a good credit rating, and a good history, you should get good deal because of your credibility. In that sense, C loans can be very useful, but you have to be careful with the rates, because sometimes the rates can surprisingly go up and you can end with late payments, which can set you back tremendously.

Mortgage is a loan you are given in order to buy the house. There is a possibility of it being taken from you if you are not fulfilling your obligations. In these cases, modifying payments is in line. You can try agreeing for a different rates, but that usually can happen if you have flexible mortgage. With a C loan, lenders should agree with the initial period, and you indeed have to make sure that they will not increase the overall price afterward.
